We are seeking an experienced Out of Home, VP Sales candidate with strong business acumen in selling advertising and promotional solutions to clients in the government and insurance sectors. The ideal candidate will be responsible for developing and executing sales strategies to drive revenue growth, build relationships with new clients, and maintain and expand relationships with existing clients. The candidate must possess excellent communication and negotiation skills and have a strong understanding of the Out of Home Media industry, particularly as it relates to government and insurance advertisers.

Key Responsibilities (job duties):
Develop and execute sales strategies to achieve revenue targets
Identify new business opportunities and build relationships with potential clients in the government and insurance sectors
Maintain and expand relationships with existing clients in the government and insurance sectors
Develop proposals and presentations to showcase our products and services to government and insurance clients
Negotiate contracts and pricing with clients
Keep up to date with industry trends, market developments, and competitor activities in the government and insurance sectors
Collaborate with internal teams to ensure successful delivery of campaigns and projects
Manage a sales pipeline and forecast sales accurately

Qualifications and Requirements:
Bachelor’s degree in Business Administration, Marketing, Communications, or related field
5+ years of sales experience in the Out of Home Media industry with a proven track record of success
In-depth knowledge of the Out of Home Media industry, particularly as it relates to government and insurance advertisers
§    Excellent communication and interpersonal skills
§    Strong negotiation and persuasion skills
§    Ability to work independently and as part of a team
§    Attention to detail and ability to manage multiple projects simultaneously
§    Proficient in Microsoft Office and Salesforce
§    Ability to travel as needed

Account Executive, Out-of-Home Media

Job description
Location: USA (Remote)

Look Media is on the hunt for an experienced Account Executive who will help us grow the business through effective business development and the ability to close deals. We are looking for an experienced quota-carrying data-driven salesperson who understands our clients’ challenges and has an established track record of success. This person will have a passion for driving sales and helping us grow the company. Experience in the media industry in the U.S is preferred. This role works directly with the CRO and CEO of the company.

We deliver hyper-local media at scale, with over 4,000 advertising sites nationwide in 170 DMAs. With 45% of daily trips made for shopping & errands (Geopath), nearly half of road traffic is destined for shopping center parking lots – the modern town square – where we own media. Our strength is reaching people with an out-of-home format with dominant visuals in a retail environment where people are most open to receiving branded messages. Primary Responsibilities:

Prospecting

  • Create ideal client profiles and strategically identify target accounts.
  • Create, test, and optimize messaging to appeal to prospects.
  • Organize outreach into thematic area and manage outbound activity sequences to contact prospects.
  • Manage multiple initiatives including cold outreach to large numbers of prospects, account-based sales to select high-value prospects, and nurture existing clients.
  • Working with a CRM and related data tools, develop a regular cadence to monitor targets on dashboards and A/B testing to optimize the pipeline.

Presenting & proposing

  • Schedule regular meetings with prospects and clients to discover needs & present recommendations.
  • Coordinate with asset, marketing, and ops teams to develop proposals.
  • Work with Excel & PPT templates.
  • Present compelling pitches to audiences of 1-10 people.
  • Answer novel questions and think on your feet.

Negotiating & closing deals

  • Develop trusting relationships through consultative selling.
  • Listen to needs, address objections, negotiate, and close deals while maintaining price integrity.

Ensure client success

  • Shepard successful campaigns through each stage of activation.
  • Liaise with ops to troubleshoot any issues.
  • Explain media measurement methodologies.
  • Confidently ask for renewals and turn test buys into repeat business.

Experience

  • OOH Media, ideally place-based formats.
  • Building a book of business from scratch, and exceeding sales targets.

Director of Real Estate

  • Department Management
    • Provides leadership, at all levels, to achieve lease budgets, expense management and EBITDA growth.
    • Creates a business plan to direct and measure the progress of the real estate department.
    • Schedules regular team meetings to discuss departments’ progress, issues, and success, in a supportive and collaborative style.
    • Sets individual goals for Real Estate Managers and Key Performance Indicators for the successful execution of the goals.
    • Provides direction and feedback to the team members to ensure positive morale and a productive environment.
  • Secure and maximize existing inventory.
    1. Purchase land or permanent easements underneath our existing structures.
    2. Maximize lease renewals via rent reductions, removing escalations and overage (%) rent, extending term, removing sale and development clauses, etc.
    3. Renew expired or short-term leases, prioritizing by EBITDA contribution.
    4. Perform quarterly analysis of underperforming assets and determine appropriate steps to make profitable or remove.
    5. Maintain maximum visibility of faces by diligent vegetation management.
  • Generate organic growth.
    1. Greenfield development. (new construction)
    2. Converting static faces to digital.
    3. Adding new face to an existing structure or making a previously out-of-count face salable.
  • Asset management.
    1. Review and approve all ground lease payments on a timely basis.
    2. Confirm all state/local permits are secure and fees are paid on a timely basis.
    3. Handle all landowner relations and customer service issues on a timely basis.
    4. Ensure lease data in APX remains current and submit changes on a timely basis.
    5. Stay current on state and local zoning/ordinance changes or litigation/challenges that impact your market including developing relationships with elected officials.
    6. Develop relationships with regulators, administrators, inspectors, etc.
    7. Complete commission forms and submit for review and approval
  • Mergers and Acquisitions
    • Assist with evaluations of mergers and acquisitions
    • Coordinate and work on due diligence, financial planning, closing and integration
    • Develop and maintain relationships with sellers from initial M&A stage through closing
  • Other duties as assigned

Bachelor’s degree or job-related experience required

Juris Doctor from accredited law school preferred

Division Controller

As a wholly owned subsidiary of Boston Omaha Corporation (NYSE: BOC), Link currently owns and operates billboards in Alabama, Arkansas, Florida, Georgia, Iowa, Illinois, Kansas, Missouri, Nebraska, Nevada, Oklahoma, Virginia, West Virginia and Wisconsin. The Division Controller position is an ideal opportunity for high energy, success-oriented talent to join our team. 

JOB DUTIES AND RESPONSIBILITIES:

  • Manage an accounting staff of two including AP and AR.
  • Manage the AP position ensuring vendor invoices and payments are processed timely and accurately.
  • Manage AR position ensuring customer billing, payments, and collections are completed in a timely and accurate manner.
  • Assist with month end close including journal entries and P&L review.
  • Monitor accounts receivable on a weekly basis for all AEs and the GM. Work with Accounting to clear up any issues, and the relevant AE/GM. The Business Manager is responsible for all collections in their market(s).
  • Monitor contracts that come in, assign work orders to ensure installs occur on a timely basis in coordination with the operations department, and assist/monitor that billings are released or CCF’s generated if needed.
  • Create the CCFs after discussions with the AE/GM, provide to AE and GM for signature and approval and process in APX.
  • Review all A/P invoices for accuracy, provide to GM for approval and submit to AP for payment. Create POs for all invoices that are required and process for approvals.
  • Interacting with Operations Managers and/or Independent Contractors as needed regarding scheduling or work order processing.
  • Create and update weekly Digital Status report for AEs if applicable.
  • Work closely with Real Estate leases/accounts in APX to ensure data is correct.
  • Create leases, structures and faces for new builds and new managed boards.
  • Review and monitor expenses and look for ways to be efficient.
  • Review revenue with the GM including ways to bring in additional revenue and reviewing what is working.
  • Assist AEs with understanding of APX and assist in problem resolutions. This includes training new personnel at point of hire.
  • Monitor Photo Sheets and update photos as needed.
  • Participate in monthly financial reviews GM, CFO, Accounting Manager and CEO.
  • Obtain the paperwork for new Independent Contractors, review COI and forms to be sure they are complete and provide to Compliance Manager. Assist Compliance Manager with any questions or clarifications needed for approval process
  • Assist GM with quarterly business plans, annual budgeting, and reports.

EDUCATION AND EXPERIENCE:

  • High school diploma a must
  • College degree preferred
  • Three to five years management experience
  • Three to five years accounting experience
  • Sales team support experience
  • Extensive experience with Microsoft Office (Word, Excel, PowerPoint, and Outlook)
  • Attention to detail
  • Apparatix or Intacct experience a plus
  • Excellent verbal, written and communication skills
  • Strong organizational and time-management skills

PHYSICAL REQUIREMENTS:

  • Prolonged periods of sitting at a desk and working on a computer
  • Must be able to lift 15 pounds at times

OOH Media Sales Account Executive

JOB SUMMARY:

Bulletin Displays, LLC seeks ambitious, intelligent, hard-working OOH media sales executives who are passionate about helping top brands reach millions of daily, engaged in-market consumers through more than 100 bulletins in the Los Angeles DMA. 95% of our units are on LA freeways.
